Last updated: 1st October 2026
These Booking Terms and Conditions apply to bookings made directly with the owner of 10 Harbour Heights, Beverley Park, Paignton, Devon, and form part of the agreement between the person making the booking (“the Lead Guest”) and the owner.
By making a booking, the Lead Guest confirms that they have read, understood and agreed to these terms on behalf of everyone included in the booking.
1. The Property 10 Harbour Heights is a two-bedroom holiday lodge at Beverley Park, Paignton, Devon.
The lodge has a maximum occupancy of 4 guests.
The booking includes the accommodation and facilities specifically described on our website and booking information at the time of booking.
The lodge is provided for holiday and leisure purposes only and must not be used as a permanent residence, business premises or for any unlawful purpose.
2. Making a Booking
The person making the booking must be at least 18 years old and must have authority to make the booking on behalf of everyone staying at the lodge.
The Lead Guest is responsible for ensuring that all members of the party are aware of and comply with these terms.
A booking becomes confirmed once the required payment has been received and confirmation has been issued.
The number of guests staying at the lodge must not exceed the maximum occupancy of 4 unless we have agreed otherwise in writing.
3. Prices and Payment
The total price of the booking will be shown at the time of booking.
A 25% booking deposit is required to secure the reservation.
The remaining balance is due 8 weeks before the arrival date.
If a booking is made within 8 weeks of arrival, the full booking price is payable at the time of booking.
If the balance is not paid by the due date, we may contact the Lead Guest to request payment. If payment remains outstanding after reasonable notice, the booking may be treated as cancelled by the guest and the cancellation terms in Section 5 may apply.
Any additional agreed charges or extras will be confirmed before payment is taken.
4. Security Deposit
A £300 credit card hold, security deposit is required for each booking.
The security deposit is intended to cover reasonable costs arising from damage, loss, excessive cleaning or other costs resulting from a breach of these terms.
Examples may include:
-
damage to the lodge, furniture, fixtures, fittings or equipment;
-
missing items, keys or access devices;
-
excessive cleaning required beyond normal departure cleaning;
-
damage to or misuse of the hot tub;
-
smoking or vaping inside the lodge;
-
unauthorised pets or additional guests;
-
other reasonable costs directly resulting from the actions of the Lead Guest or members of their party.
The security deposit will not be used for normal wear and tear or reasonable use of the property.
Where a deduction is necessary, we will explain the reason for the deduction and provide supporting information or evidence where reasonably available.
Any remaining balance of the security deposit will be released after the property has been inspected following departure.
5. Cancellation by the Guest
If you need to cancel your booking, please notify us as soon as possible in writing.
Our standard cancellation arrangements are:
More than 8 weeks before arrival
The 25% booking deposit will normally be retained and any additional balance already paid will be refunded.
Between 8 and 4 weeks before arrival
The 25% booking deposit will normally be retained. Where an additional balance has already been paid, the additional balance will normally be refunded.
Within 4 weeks of arrival
No refund will normally be due.
However, if we are able to successfully re-let some or all of the cancelled dates, we may, at our discretion, refund some or all of the amount recovered, after allowing for reasonable costs and any losses arising from the cancellation.
Any refund will take into account amounts already retained, costs incurred and amounts recovered through re-letting, so that we do not recover more than is reasonably justified by the cancellation.
Nothing in these cancellation terms is intended to remove or restrict any statutory rights you may have.
We strongly recommend that guests take out suitable holiday cancellation and travel insurance.
6. Cancellation or Changes by the Owner
We will only cancel a confirmed booking where this is reasonably necessary, for example because of circumstances affecting the property or our ability to provide the accommodation.
If we have to cancel a booking before arrival and you are not responsible for the cancellation, we will offer either:
-
alternative dates, if suitable accommodation is available and you agree; or
-
a refund of payments made for the affected booking.
We will communicate with you as soon as reasonably possible.
Nothing in these terms limits any rights you may have under applicable law.
7. Check-in and Check-out
Check-in is from 4:00 pm on the day of arrival.
Check-out is by 10:00 am on the day of departure.
Guests must not arrive early or remain at the property after the agreed departure time unless this has been arranged with us in advance.
Late departure without prior agreement may result in an additional charge where it causes additional costs or affects the arrival of another guest.
8. Care of the Property
Guests are expected to treat the lodge, its contents and the surrounding area with reasonable care.
The property and its contents should be left in a reasonably clean and tidy condition at the end of the stay.
